Job Title: Building Maintenance Mechanic II – Nursing Home
Starting Hourly Rate: $22.
5110 Position Status: Full Time Position Summary The Building Maintenance Mechanic II performs skilled servicing and repair functions on environmental control components and systems, as well as performing a variety of semi- skilled and skilled building trade tasks and activities in the general maintenance and repair of county building, facilities, equipment, and furnishings.
Work involves troubleshooting, record keeping, project and demolition work, as well as other duties, as assigned.
Work is performed with independence in accordance with standard trade practices and state and federal regulations, as well as internal policies, procedures, and guidelines.
Lead worker guidance and direction may routinely be exercised over maintenance staff.
Essential Duties and Responsibilities Performs skilled servicing and repair function on environmental (HVAC) control components and systems in buildings and facilities, including associated electrical components; adjusts valves to regulate temperature; observes gauges to calibrate system controls; replenishes refrigerants; replaces worn or broken parts.
Performs any combination of skilled tasks in maintaining and repairing buildings and facilities using a variety of machines, tools, and equipment; troubleshoots operational and facility problems; diagnoses maintenance and repair needs; installs and repairs all components and devices of electrical systems and equipment; installs and repairs all types of plumbing system devices and fixtures; repairs mechanical security devices; performs a variety of skilled carpentry, framing, dry walling, and other remodeling tasks.
Installs computer and communication wires/lines in ceilings and floors throughout county buildings and facilities; installs wall jacks.
Assists in the installation of office equipment and fixtures; moves office materials, furniture, and fixtures within and between buildings, as needed.
Drives a truck or van transporting materials and supplies and running errands.
Performs other related duties as assigned.
Knowledge, Skills and Abilities Considerable knowledge of the standard methods, materials, tools, and equipment associated with various trades and used in the maintenance and repair of buildings and facilities.
Considerable knowledge of the occupational hazards and safety precautions necessary in general building maintenance and trades work.
Knowledge of various HVAC mechanical systems and components, including related electrical components.
Knowledge of the standard methods, materials, tools, and equipment associated with servicing and repairing HVAC mechanical systems and components.
Knowledge of local government operations, Human Resource related programs, policies and plans, and modern office practices and procedures.
Knowledge of Microsoft Word, Excel, PowerPoint, and other similar programs.
Skill in the use and care of tools, equipment, and vehicles associated with the work of the class.
Ability to perform a variety of semi-skill and skilled maintenance and repair assignments with considerable independence.
Ability to prepare and interpret plans and sketches associated with the work of the class.
Ability to understand and follow oral and written instructions.
Ability to communicate effectively, both orally and in writing.
Ability to work outside in variable and adverse weather conditions, as needed.
Ability to establish and maintain effective working relationships with other employees and supervisors.
Ability to oversee and direct the work of other maintenance support personnel on projects.
Ability to pass a background and polygraph exam, as required by the position.
Ability to possess the physical strength, agility, and dexterity to perform assigned work.
Ability to deal properly with confidential and sensitive matters.
Required Qualifications Requires an Associate’s or technical degree in related field and a minimum of 3 to 5 years of related experience in the use and operation of equipment and tools used in the maintenance and repair of buildings, including experience maintaining environmental (HVAC) control components and systems, or equivalent combination of education and experience.
Valid Illinois Driver’s License EPA, Refrigeration Transition, and Recovery Certification or HVAC trade school Certification Physical Attributes/Demands The work is heavy work which exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.
Requires the ability to balance, bend, climb, stoop, walk, lift, and push/pull various objects, and stand.
Requires mental acuity including the ability to make rational decisions through sound logic and deductive processes, the ability to express ideas by means of the spoken word and possess close visual acuity.
Work Environment Work is performed primarily indoors at various areas of a county building or facility or driving a county vehicle.
Occasionally, work is performed outdoors on grounds surrounding assigned work area and exposes an employee to inclement weather.
May include exposure to potential hazards when using HVAC chemicals, refrigerant products, and high voltage; potential biological hazards; potential hostile environments; and potential physical hazards while performing tasks.
Work requires the use of safety clothing and equipment.
