Construction & Maintenance Manager
Location: 1717 Fort Jesse Rd Ste 3 Normal, IL 61761
JOB SUMMARY:
This role is responsible for leadership and project management of all construction projects and equipment asset management across our portfolio of 50+ Jimmy John’s stores in Illinois, Wisconsin, Ohio and Texas.
The role will primarily be focused on project management of new store builds, store refresh/remodel projects, and additional construction/repair projects as needed.
This will involve coordination with Jimmy Johns corporate, architects, general contractors, landlords, equipment vendors, and local government entities.
RESPONSIBILITIES:
Include, but are not limited to, the following:
Provide project oversight and ensure quality and timely completion.
Ensure all construction projects are in conformance with established schedule and budget.
Strategically resolve project issues by coordinating solutions at the appropriate level when possible.
Prepare materials to escalate decisions when needed.
Take initiative to create, recommend and implement project improvements.
Oversee contractor and vendor contracts, including a thorough review of and input into the overall procurement process, ensuring contractors and vendors are delivering on contract requirements.
Review project committed costs and process potential project change orders, to ensure budgets are being maintained and financial forecasts are being accurately represented and calculated.
Weekly updates to leadership on budget, timeline, and changes.
Coordinate all processes of new builds, Architect to JJ to contractor as needed.
Maintain log of all repairs and maintenance of store level equipment.
Make recommendations when a repair or replacement as needed.
Cost
Develop, maintain, and manage detailed project cost tracker.
Process invoices, change orders, and other contractual cost mechanisms timely.
Keep record of repairs and maintenance of store level equipment costs and lead recommendations on replacement.
Schedule:
Develop construction schedule and ensure it is being adhered to.
Mitigate risks to the schedule by maintaining updates with all vendors, contractors, or suppliers.
Portfolio Management
Maintain company standards required with store level refresh/remodels.
Maintain and manage lease renewals and needs
QUALIFICATIONS:

Possess the ability to prioritize multiple responsibilities and project issues.
Be a clear and concise communicator.
Be knowledgeable in the theory, principles, and practices of construction and mechanical equipment.
Demonstrate analytical skills, including the ability to negotiate with contractors and consultants.
Demonstrate strong interpersonal skills.
Demonstrate organizational qualities:
Ability to organize numerous projects and deliverables simultaneously.
Possess excellent written and oral communication skills to support decisions and recommendations, including the skills to communicate with leadership.
This Franchisee is an affiliate of several entities which independently own and operate Jimmy John’s Sandwiches franchise locations.
Our company is based in Illinois, operating 50+ Jimmy John’s stores in 4 states (Texas, Illinois, Wisconsin and Ohio) and we are continuing to grow with new store development and acquisitions.
Our other
operations in Texas are in the Waco, Belton, Temple and Fort Hood Areas.

Pay: $55000 - $75000 / year
