Job Description
About us: We are a full-service provider for all real estate-related needs; we have offices in
Bloomington, Peoria, and Springfield, Illinois, and we currently manage residential units, commercial spaces, and home associations.
About the role: Under the direct supervision of the Property Manager, the Associate Property Manager position is the primary leasing and customer service representative for a portfolio of units including multi-family units, and single-family units.
Responsible for assisting the Property Manager with day-to-day management of the properties, showing and leasing apartments, and providing excellent customer service to ensure tenant satisfaction.
Responsibilities:
Oversee a portfolio of properties including the tasks of: Listing/showing vacant properties, financial review, expense approval, maintenance oversight, and turn-around process.
Communicate with the property manager on:
Vacancies
Rental Rates
Maintenance/Improvement needs
Delinquencies
Work with other Core 3 staff and vendors on issues related to portfolio including:
Maintenance issues
Financial reporting/performance
Budgeting
Turn Around needs
Other items as needed
Prepare and deliver legal notices at the direction of Property Manager
Work on delinquencies at the direction of Property Manager
Prepare or delegate complaint letters
Perform inspections as needed
Review Move In/Out Inspections to help coordinate turn work and ensure units are rent-ready
Monitor move-in surveys to ensure tenant satisfaction
Prepare and send renewal notices to tenants
Assist Property Manager with marketing and tenant retention efforts
Assist with leasing activities as needed
Assists the Property Manager with all tenant issues and complaints.
Perform other tasks as directed by the supervisor
Requirements:
High school diploma or equivalent.
Must obtain an Illinois Real Estate or Leasing license within 120 days (about 4 months) of hire, Core 3 will assist you with this requirement.
Proficient in various computer software applications including Microsoft Office Suite (Word, Excel, Outlook, and Teams).
Comfortable handling confidential information.
Multi-tasking and time-management skills, with the ability to prioritize tasks.
